Yes. Re-roofs in Jupiter require a permit through the Town of Jupiter Building Division, along with product approval documentation for the assembly being installed and inspections at dry-in and completion. We handle the submittal and schedule the inspections as part of the job.
It depends on your HOA and your exposure. Most Jupiter HOA communities specify concrete or clay tile for architectural consistency, and tile handles UV well. Metal performs better against salt air corrosion closer to the Inlet and carries strong wind ratings, but many boards restrict it. We check your covenants before quoting.
Tile field material can run 30 to 50 years, but the underlayment beneath it typically fails at 15 to 25 in this climate — which is what usually drives a Jupiter re-roof. Asphalt shingle generally runs 15 to 20 years with coastal UV and wind exposure. Homes east of US-1 tend to reach the low end of those ranges.
