Miramar stretches nearly fourteen miles from east to west, and the roofs at either end have almost nothing in common except the building code they have to satisfy.
OUR SERVICES
East Miramar is largely 1950s and '60s housing with the deck conditions that implies. The western communities — Silver Lakes, Monarch Lakes, Miramar Lakes — went up in the 1990s and 2000s with HOA-specified tile that's now reaching the end of its underlayment life. Same city, two entirely different conversations.
Cracked or slipped tile, storm-lifted shingle, failed flashing and pipe-boot leaks — located and repaired rather than used to justify a tear-off.

FAQ's
Questions from Miramar homeowners about tile, older roofs and HVHZ requirements.
Possibly. Communities built at the same time reach the end of their underlayment life at the same time, which is why re-roofing moves through a neighborhood in waves. The tile isn't the waterproofing — the underlayment beneath it is, and it typically fails between 15 and 25 years. An inspection that lifts tile tells you where you stand.
Broward and Miami-Dade are Florida's only High-Velocity Hurricane Zone counties. Roofing products must carry approvals valid in the zone, installation must follow the tested fastening method, and re-roofs require deck re-nailing to current standards plus a sealed secondary water barrier.
Often at least some. Homes from the 1950s and '60s were sheathed and fastened well below current standards, and HVHZ re-roofs require bringing the deck current. Sound sections stay; deteriorated areas get replaced.
