Coral Springs has regulated the appearance of its buildings since it was laid out in the 1960s, and roofing is part of that. Material, profile and color are not open questions here.
OUR SERVICES
Between city standards and community architectural committees, a Coral Springs re-roof involves approvals as much as installation. The city is also entirely within the High-Velocity Hurricane Zone, so the assembly itself has to meet Florida's strictest roofing requirements.
HVHZ-compliant tile and shingle re-roofs across Coral Springs' planned communities, matched to the profiles and colors the city and your HOA will approve.

FAQ's
Questions from Coral Springs homeowners about approvals, tile and HVHZ requirements.
In Coral Springs, generally yes — and often from two directions. The city maintains appearance standards, and most communities have an architectural committee that specifies tile profile and color. Installing outside what's approved can mean redoing the work at your own cost, so we secure approvals first.
Broward and Miami-Dade are Florida's only High-Velocity Hurricane Zone counties. Roofing products must carry approvals valid in the zone, installation must follow the tested fastening method, and re-roofs require deck re-nailing plus a sealed secondary water barrier. It raises cost and substantially raises storm performance.
Possibly not. Tile is the visible layer, but the underlayment beneath does the waterproofing, and it typically fails between 15 and 25 years in this climate. Many Coral Springs homes are at or past that point with tile that still looks new. Lifting tile to inspect the underlayment is the only way to know.
